Rising from the heart of CMK's commercial district, this twelve-storey office tower was designed to attract forward-thinking businesses seeking a workplace that prioritizes wellbeing, collaboration, and environmental responsibility.
Design Intent
The building's form is derived from a careful analysis of solar orientation and prevailing winds. The facade system — a rhythmic pattern of deep-set windows and terracotta fins — provides solar shading while creating a distinctive identity on the skyline. At ground level, the building opens generously to the boulevard with a double-height lobby and publicly accessible cafe.
Sustainability
Targeting BREEAM Outstanding, the tower incorporates photovoltaic panels, rainwater harvesting, and a ground-source heat pump system. Each floor plate is designed around a central atrium that draws natural light deep into the plan, reducing artificial lighting loads by an estimated 40%.
The project demonstrates that commercial architecture in Milton Keynes can be both economically viable and environmentally progressive.
